New project in Seychelles to highlight importance of coral reefs to children
A new project has kicked off in Seychelles to highlight the rich heritage of coral reefs and children as their custodian. Pareo is being implemented in Seychelles, Mauritius and Reunion – a French department.

Implemented by the “Research Institute for Development (IRD),” and funded by Europe, France and the Regional Council of Reunion, Pareo seeks to raise awareness about the coral reefs of the Indian Ocean region.



A three-day training held recently introduced participants to specific developed educational tools and games, namely the MARECO kit, which will be used for teaching in primary schools.

Lola Massé, the Pareo Project Manager – explained the main objectives of this initiative: "Ensure a better knowledge of Indian Ocean coral reefs by transferring the scientific knowledge in a fun and stimulating way, connect and reconnect to coral reefs, to better understand them and go for active conservation; Promote networking among stakeholders (children, community, decision-maker) to raise a common feeling, and ensure efficient management.

According to Massé, environmental education is one of the essential pillars to amaze, raise awareness and inculcate new behaviours in children, the citizens of tomorrow.

“The Indian Ocean islands have in common an exceptional reef heritage which unfortunately deteriorates under human pressure resulting in significant loss of biodiversity. However, these ecosystems are the source of many benefits for local fishing, coastal protection, and development of recreation and tourism,” said Massé.



The marine biologist added: “In the interest of all, coral reefs require enhanced protection, combined with awareness to ensure their protection, as well as transmitting scientific knowledge to the general public.”

In Seychelles – 115 islands in the western Indian Ocean – Pareo is being implemented in partnership with the Seychelles National Parks Authority (SNPA), the Ministry of Education and Human Resources and the Wildlife Club of Seychelles.

Participants of the training were teachers as well as representatives of not for profit organizations working in marine conservation.

“This training will broaden my knowledge about coral reef in order for me to pass on to the school children especially when I teach them about the Corel reefs of Aldabra,” said Maria Brioche – outreach and education officer from the Seychelles Island Foundation, which manages the Aldabra atoll, a world heritage site.

Brioche added: “I will also have different games and educational tools that will help children understand why we need to protect the corals' reefs as I can know identify.”

Benjamin Martin – responsible for Regional Corporation between Seychelles and Reunion, which funded the training, said the core of their work and funding goes to bringing the islands closer together. “We can do that because we are very close culturally, economically and we share the same space, we share the same ocean.”

The training also included a field trip to Ste Anne Marine Park where the trainees saw at first-hand the reef ecosystem, its biodiversity and its management.

Die überdachte Veranda, die ein großer sozialer Bereich ist, ist mit den drei gleichen Teilen des Hauses verbunden. Die Schiebefenster wurden hinzugefügt, um die bequeme Nutzung der Veranda während des Monsuns im Südosten zu gewährleisten. Sie werden die Aussicht von der Veranda genießen, das Korallenriff verändert sich ständig und schafft eine friedliche und aufregende Stimmung!

Wichtig:

Ursprünglich war eine Treppe angebracht, um die beiden Ebenen zu verbinden, ohne im Regen auszugehen! Da beide Ebenen derzeit unabhängig voneinander vermietet werden, wurde die Treppe entfernt.

Aber der physische Raum ist vorhanden, um eine Treppe zu platzieren, wenn man lieber eine richtige Verbindung zwischen den beiden Ebenen des Hauses haben möchte.

Die Beschreibung wurde im Detail vorgenommen, damit der potenzielle Käufer erkennen kann, dass diese Immobilie mit viel Bedacht und unter Berücksichtigung praktischer Aspekte errichtet wurde, um ein angenehmes Alltagsleben zu gewährleisten.

When people read or hear that there is private island for sale in Seychelles islands, usually the first thought coming to the mind is: «Definitely it costs a fortune and this is something beyond the dream».

However, let us look at this from another angle. How much may cost the island which is available for purchase? 


Same price as:
- 4 – 5 villas at Eden island (with 4 or 5 bedrooms) 

or

- 12 apartments or 3 villas in Nice, Cote d’Azur (top location)

or

- one panoramic view penthouse in Miami (with 5 bedrooms)

or

-20 apartments in Moscow (more or less central location, no luxury)

or

-8 apartments in Dubai Marina (5 bedrooms)

Of course, we display the ratio very approximately because every property is unique. The choice of the buyer depends on many reasons: place of constant living, personal preferences and goals, lifestyle, number of family members, etc.

Why usually hotel (resort) owners do not wish to put the property in open marketing and to announce selling price?
From times to times we receive such questions. Let us have a look on the reasons why sellers choose such strategy.

1. The property owner is wishing: not to waste his / her time on unnecessary actions, to provide details and to deal with serious clients / intermediaries only. It means that there should be certain experience and skills to distinguish serious interest from not serious one.

2. In the majority of cases the owner does not wish to spread the information about the sale and its cause for many circumstances: family & personal reasons, reorganization of the business, moving to another country, intention to invest in new project etc.

Also we do not want to stress the staff (they might start being afraid that with new owner they will lose the job etc. However new owner might be even better than current one).

Moreover, this is excess information for the tourists staying at the hotel.

Depending on many factors the process of sale can take from several weeks to several month or even years and there is no need to announce untimely everything to large circle of people.

3. In case if the house is being sold - it is relatively easy to access the property. In case if the resort is for sale - it is easy to find the location and considering all above the owner and / or management will not wish to see extraneous visitors every day with unnecessary questions.

4. Why the asking price is not open in the process of marketing?

There are several reasons. Probably you are serious client and or / professional real estate agent and this is perfect situation.

The problems appear when the person is not professional and doing such actions:
Knowing the price X, he / she is adding Y at its discretion and announces X + Y = Z to final customer.
Imagine that 40 different people are trying to do the same - and it becomes evident why the owner wishes to announce all details to serious clients only. Such actions can spoil the reputation of the seller and real customers might feel confused.

In addition, there might be different circumstances influencing on final decision of the owner related to selling price. For example, time factor: the payment is done very quickly, let us say during 4 weeks - this is one story.

Probably the buyer wishes to divide it into 3 parts and to transfer them during 6 month - 1 year. This is absolutely another story and structure of the deal.
Does the buyer need to receive the Sanction (he is local investor or foreign investor)?
All these details are important in the process of negotiation and they may influence on the decision of the seller.

Always and in any case the potential client can make the offer.
